Montclair Mall Into a Town Center

Montclair, California

Client: City of Montclair

This Specific Plan provides the framework for transforming a 1.8 million square-foot shopping mall surrounded by parking lots into a pedestrian-oriented, multi-modal, mixed-use downtown district. The site is within walking and biking distance of the planned LA Metro Foothill Gold Line station, which will connect Downtown Montclair with Pasadena, Downtown Los Angeles, and beyond. The proposed town center is planned around a network of tree-lined streets that connect parks, greens, and plazas. New buildings will be sited close to and directly accessible from the sidewalk. The heart of the project is the Rambla, a distinctive, three-block-long retail mixed-use street with a linear plaza running down its center. The Specific Plan anticipates approximately five million square feet of residential (6,321 dwelling units) and up to two million square feet of retail, office, medical office and entertainment uses.
