Vista del Arroyo Bungalows

Moule & Polyzoides oversaw the transformation of this historic, three-acre site next to the iconic Colorado Street Bridge. The eight original Vista del Arroyo Bungalows, designed between 1920 and 1938 by Pasadena architects Sylvanus Marston, Garrett Van Pelt and Myron Hunt, were restored from severely neglected structures into luxury condominiums. Moule & Polyzoides designed three new buildings to complement the bungalows. One fronts South Grand Avenue, and the other two face the Arroyo Seco, offering spectacular views to the west. Three underground garages provide parking for residents while maintaining the site’s integrity. The project saved most of the trees on the site and introduced a rich landscape in the courtyards, on the slopes of the Arroyo, and along Grand Avenue.
