Mission Meridian Village

South Pasadena, California

Client: Creative Housing Associates

This is a transit-oriented development adjacent to a light rail station between Downtown Los Angeles and Pasadena, with sixty-seven condominiums and 5,000 square feet of retail space. It is located at the interface of a traditional residential neighborhood and a historic neighborhood center undergoing revitalization. Buildings of various types are arranged on the 1.65-acre site, including courtyard housing, single-family houses, duplexes, and mixed-use lofts, thereby mediating the commercial character of Mission Street with the residential scale of California bungalows surrounding the project. At an average density of 40 dwellings per acre, two levels of subterranean parking provide 280 parking spaces to commuters, project residents, and neighbors.
