West Wilshire is a three-story, mixed-use, 30-unit courtyard housing project located on a one-acre site on the south side of Wilshire Boulevard between 23rd and 24th Streets. The ground floor comprises 25,000 square feet of commercial which fronts Wilshire, with additional service space oriented to the alley on the south. Driveway access to the 264-space subterranean parking garage is split, with the residential entrance on 24th and the commercial entrance on 23rd, thus reducing concentrated traffic impact on adjoining streets. The second floor is a court open to the sky organized around a variety of courtyards. It is accessed by stair and elevator from ground floor lobbies and is the entry level for the 30 residential units.
The second and third levels provide abundant open space, landscape, light and air in the form of private balconies, courtyards and patios, with an outdoor fireplace as the focal point of the larger east courtyard. The building’s massing responds both to the commercial scale of buildings on Wilshire and to the residential scale of the adjacent neighborhood. The style of the building is also mixed and appropriately addresses the adjacent context with a contemporary commercial expression on Wilshire and a contemporary residential expression facing the houses to the south.
