The Daybreak Parkway Station Community, located adjacent to Daybreak’s light rail station 18 miles south of Salt Lake City, includes 58 townhouses distributed around four unique, landscaped courtyards on a three-acre site. This courtyard arrangement allows increased natural daylight to penetrate deep into the units and provides views of the surrounding Salt Lake Valley and Oquirrh and Wasatch mountains.
Designed for walkability, the project features a central pedestrian path complete with mature indigenous trees. Drive aisles lead from the public lane at the back of the property to concealed motor courts and private two-car garages. The walkways also grant access to public sidewalks, nearby trails and community parks.
This project incorporated the HERS standards for Zero Energy Ready townhomes, greatly reducing its energy consumption. Incorporating enhanced insulation and air sealing techniques, energy efficient window assemblies and solar photovoltaic panels, among other components, the development received the 2019 Housing Innovation Award from the U.S. Department of Energy in the multi-family category.
