Cobb Ranch Traditional Neighborhood Development

Cobb Ranch is a new traditional neighborhood development located north of Austin, Texas in the outskirts of Georgetown. It is designed as an ensemble of three neighborhoods, two hamlets and a commercial district, all carefully placed to conserve the existing native vegetation, karst features and salamander habitats. The district will include a small, mixed-use village center and a private sector campus. Neighborhood 01 has a concentric configuration organized around a large central park, Neighborhood 02 is designed around a crescent-shaped green with radiating streets and blocks, and Neighborhood 03 is modeled as a hill town in response to its local terrain. The hamlets are composed of large single-family lots and compounds. A variety of building types in two- to three-story configurations will create a rich and diverse urban fabric.
The project will be designed under an ambitious sustainability protocol. Beyond its compact footprint, all streets will match existing grades, will harvest water and will be collocated with sanitary sewer trenches to reduce infrastructure expense. Flood control and distributed rainwater management practices will be used throughout. A wastewater treatment plant will be located on site to treat sewage to secondary standards. The recycled water will be used for irrigation and toilet flushing. The project will also produce electricity through photovoltaic arrays which will power streetlights and individual homes.
